Living at nashdom

Nashdom is a warm, happy inclusive community made up of 37 different properties.

​We employ a Nashdom Property Manager for four days a week and we also have a full time Estate Manager.

Our Property Manager acts in place of a Managing Agent. He is in charge of contracts, finances, buildings work, Section 20 applications and the day to day running of the Estate.

The Estate Manager is on site every weekday between 8am-5pm delivering the post daily, helping with deliveries, maintaining the pool and leisure areas, doing inhouse maintenance work and overseeing contractual work.

​

There are also six voluntary 'Directors' who are residents at Nashdom, and who along with the Property Manager and Estate Manager, help keep the estate running smoothly. Each Director looks after several areas of life at Nashdom.

We hold monthly meetings with the Property Manager and Estate Manager and also run a yearly residents meeting to help keep all residents in the loop about building works, accounts and general activities at Nashdom.

This website includes a 'Residents only' section which includes notes from the meetings held and other important communications

We also have an informal WhatsApp group which residents are welcome to join.

Nashdom News is published every month and sent to all residents.

There are several organised community events each year to bring everyone who would like to be included together.

These include:

  • An annual BBQ,

  • Informal fish & chip evenings,

  • Photographic exhibitions,

  • Firework night

Fees at nashdom

Nashdom is an extremely well run estate which has a building maintenance fund.

​

All lease holders have a 999 year lease and both the leaseholders and freeholders are all shareholders in the Management Company, which own the freehold to the main buildings and common parts of the estate.

Each property pays around £600per month which goes towards :

  • Full time Estate manager

  • Property Manager

  • Gated car parking and garages (including electronic entry gates)

  • Building entry system

  • 1GB Fibre Optic Broadband access

  • Outdoor Heated Pool

  • Gym

  • Changing room and shower

  • Tennis court

  • Maintained gardens, woodland and orchard

  • Driveways

  • Lift (Main house & East wing only)

  • External and Internal decoration (communal areas only)

  • Postal delivery

  • Parcel collection

  • Managed refuse and recycling area

  • Outdoor Window cleaning

  • Buildings Insurance (main building and communal parts only)
